How do you find out what type of land to buy to build your house? As a rule, it is important to buy land that suits the purpose envisaged. A mismatch in classification and purpose can result in significant increase in money, time, and efforts to obtain the necessary reclassification.

In Tamilnadu, we have adopted a six-fold classification of Land use.  They are Residential, Commercial, Industrial, Educational, Public & Semi Public and Agricultural. If you are planning to buy land to build your house the classification that you are looking for is area under Residential.


How to find out the classification of my land?

The classification of land can be checked with survey numbers in Tamil Nadu.  To know land details with the help of a survey number, you need to log on to Tamil Nadu’s official land record website and select the option to view Patta & Chitta TSLR extract, select district, enter taluk, block, survey number and click on submit to get the details. You can also visit the local authority or sub-registrar’s office to know the land details of your property.

What are the Documents to be submitted for reclassification?

The person who wants to convert their land will have to provide a long list of documents along with an application specifying the reason to convert the land.

  • Notary Public attested copy of documents. (Sale deed/ lease deed/ power of attorney)
  • Encumbrance Certificate for 13 Years
  • Site Plan
  • Topo Plan (500 mts.)
  • Chitta, Adangal, Patta/A.Register,TSLR

Can we build a farmhouse on agricultural land?

A farmhouse can be constructed for personal use without letting it out on rent or for other commercial purposes. If the intention is to use the property for commercial purpose, then the land needs to be re-classified.
